Solstice Homes Building Process
Building Your Dream Home… From the day we break ground until the moment you receive your keys, the entire Solstice Homes team works to make sure your dream home is just the way you want it. Throughout the building process you’re kept informed by scheduled events… blueprint sign-off, pre-sheetrock inspection, an orientation walk-through at completion prior to closing.
1 – Beginning Stage
Upon completing your Construction Agreement with Solstice Homes, the Solstice Homes team will order your blueprints, plot plan, and necessary construction documents. These items are all necessary when applying for a building permit.
2 – Plan Review
You meet with your Project Manager and the Sales Representative to review the plans and review the selections you have made for your new home. This meeting is mandatory for all new construction and is a time for you to review all details regarding your brand-new home and ﬁnalize your personalization options. The Project Manager will walk you through each stage of the process answering any questions you have along the way. The Sales Representative and the Project Manager will set up weekly communications to give updates of your home and answer any questions or concerns you might have. After the meeting, construction on your brand-new Solstice Homes home will move forward.
3 – Foundation
The foundation is the base of every home and after obtaining all necessary permits, the first step in constructing your Solstice Home is to grade and clear the lot. Initially, your home-site is cleared and the footings are staked out around the perimeter of your new home, signaling where to begin digging. Steel rebar is then placed in the footings and inspected by the city. After city approval is received, the concrete footings are poured and forms are set to establish the perimeter of your home. Next, plumbing systems are marked in chalk, dug, set, and tested by city Inspectors and our Solstice Homes Quality Inspectors. Once approval from all inspectors is received, the slab or foundation of your new home is poured, creating a solid foundation for a resilient home. Solstice Homes and our vendors want to build your home as quickly as possible, but please keep in mind that during the early stages of construction, execution of these activities is highly dependent on weather conditions.
4 – Framing/Rough-Ins
The next step is framing of your home. Buyers become very excited at this time because the home begins to come to life. As your foundation was being prepared and poured, the wall panels and engineered roof trusses, which make up the engineered framing system, were being built in a controlled environment off site. When this engineered framing system is delivered to your home-site, the framer begins by outlining the walls of the home in chalk on the foundation. The walls are then nailed in place and secured with special braces. Once all is secure, the framers will install the outside sheathing, set the trusses or roof structures, build the cornice and deck the home. Framing will include the installation of roofing shingles, exterior doors, house wrap, and windows. After the Solstice Homes Project Manager has completed the frame checklist, we will proceed with the mechanical rough-in stage of your home.
5 – Mechanical Rough-Ins
Once the framing phase is complete, the plumber will then attach pipes to all plumbing protruding from the foundation. Then the air ducts and air returns will be installed. At this time, the city and Solstice Homes’ Quality Inspectors will inspect the electrical and plumbing systems and ﬁnal framing of your brand-new home. Then the electrician will install all electrical plug boxes, switch boxes, set television and phone outlet boxes. The electrician will then run wire through the attic area connecting all of the electrical boxes. After all of the rough in process is complete you will meet with the Project Manager at your home to walk through each room and discuss framing and rough in questions.
6 – Inspections
At this point your home will have a series of inspections. After all inspections have passed the insulation will be hung. Most cities require an insulation inspection. Batt insulation will be installed. After pre-sheetrock inspection, you, your builder, and your representative will meet for a Pre-Sheetrock Tour & Inspection, this tour is a mandatory, one-hour meeting designed to familiarize you with your home’s framing and mechanical systems. This tour occurs half-way though the construction process and is led by Solstice Homes knowledgeable Quality Inspector. You will be informed of the date and time of this meeting by your New Home Specialist.
7 – Exterior Finishes
After the framing tour, your brand-new Solstice Homes home will have it exterior siding and brick installed as well as the fascia, sofﬁt and exterior ceiling, covering your front entry. Next, the forms will be set and concrete poured for your driveway, sidewalk, front entry and back patio. After all concrete is dry, your yard will be leveled and graded.
8- Drywall, Trim, and Paint
After the framing tour is completed, construction on your new home will continue with the insulation process. Walls are insulated with batt insulation that is stapled into the wall to prevent sagging. The next stage after insulation is the drywall stage. Sheetrock installation occurs and then the joints are then taped, bedded and sanded smooth and walls and ceilings are textured and painted. We recommend taking photos of your home at the pre-sheetrock meeting. If at any time you decide to re-model or re-decorate your home, it’s a good idea to document the area behind your walls.
9- Trim outs and flooring
After drywall has been completed, we will be painting your new home with the color you selected. The mechanical trades will come back to your home to install the finishing touches. Your requested color selections are now added including exterior paint, cabinets, shelving, countertops and any custom accents chosen to enhance the environment of your home. Your move-in date is quickly approaching. The selections that you requested will also be added including cabinets, countertops, and flooring. The exterior is nearing completion with the installation of concrete driveway and sidewalks, gutters, landscaping, and sod. The final selections are installed, including carpet, pre-finished hardwood floors, patios, gutters, and fence. All landscaping and irrigation is completed and a final paint touch-up is performed. During this stage, all the intricate improvements are made and a detailed inspection is performed to finalize each aspect of your home. Last, but not least, the Solstice Homes Team will add the ﬁnal touches and thoroughly clean your brand-new Solstice Homes’ home.
10 – Quality Control Inspections
Our Customer Care Department will come to your home two weeks prior to closing and do a thorough inspection of your home. They will compile a list of items to correct and give to the Project Manager.
11 – Welcome Home Celebration
You will meet with a Solstice Homes Team Representative at your new home one week prior to your closing date. During this meeting, the Solstice Homes Team Representative will review the Warranty Program in detail with you. The Representative will then walk you through your new home and demonstrate how the items in each room operate. A final walk-through and buyer orientation takes place to ensure your satisfaction. This is a very important meeting, because we will discuss the future maintenance and warranty of your home.
12 – Closing
CONGRATULATIONS! The day you have been waiting for is finally here. Your new Solstice Home is ready for you to move in and enjoy for years to come.
